Freiham is booming: New shopping center attracts shoppers from Germering!

Something exciting and challenging is happening in Germering. With the new construction of the district center on Mahatma-Gandhi-Platz in Freiham, which has an area of around25,000 square metersfor retail, residents and traders are expecting a huge change. Mercury reports that the shopping offer will even extend to Germering, which is causing mixed feelings among the retailers there.

Verena Thumann, owner of “Schuh & Leder Thumann”, sees the new competition as a serious threat. In her opinion, the district center will attract many curious customers, especially in the early days. The center will not only offer retail, but also space for restaurants and service providers such as banks and telecommunications providers. Interest is already high with well-known tenants such as Aldi, Lidl, Rewe, dm and TK Maxx.

A center for Freiham

The district center in Freiham, which is being developed under the project name “ZAM”, is intended to become the central contact point for residents. How freiham.de reports, a weekly market for fresh regional goods is planned and the location will be right next to the Freiham S-Bahn station and the educational campus.

With a total area of110,110 m², of that27,000 m²for retail, this will be a busy stop for everyone. Particularly noteworthy are the arcades, which invite you to stroll and linger and allow direct access to the shops from the town square. An underground car park with1,000 parking spacesis available for visitors, and various mobility offers such as e-charging stations and car sharing are also planned.

Reactions from local traders

Despite the great anticipation of the new district center, the reactions among Germeringen retailers are mixed. While bookseller Kathrin Schmidt is optimistic and relies on her regular customers, jeweler Günter Luboss also does not fear a massive loss of loyal customers. “I can’t imagine that our regular customers will migrate to the big chains,” says Luboss.

Elsewhere, Andreas Huber from Radl-Markt sees online trading as the biggest challenge. “This is not just our issue here in Germering, but across the entire industry,” he says. The overall mood among traders seems to be characterized by a mixture of caution and calm. The opportunity to score points with personal advice and individual product ranges is seen as the key to success.

Preparing for the future

There are currently some local amenities available in the southern area of the Freiham S-Bahn station, but the new center will significantly improve local amenities. How stadt-handel.de emphasizes, a clever and future-oriented planning approach as well as ensuring an attractive offer are of utmost importance. Preparations are in full swing with the aim of ensuring that supplies are provided close to home for the population.

The first stores are expected to be in thesecond half of 2024open and the region will certainly get moving. It remains to be seen whether this will encourage domestic retailers to rethink their approach. One thing is certain, however: Freiham will become the new shopping and living center in the area.
