New living concept in Tysons: Townhouses replace multi-family buildings!
Exciting developments in housing development are underway in Tysons, one of the most up-and-coming neighborhoods in Fairfax County. Link Logistics plans to revamp plans for The Mile mixed-use development by seeking greater flexibility in sedentary housing design. Instead of the originally approved multi-family houses, the developer now wants to focus on individually attached and stacked terraced houses in order to meet the current market conditions. Loud FFXnow A rezoning application was submitted to Fairfax County on August 25th.
The plan, originally approved in 2019, called for transforming a 38-acre business park into a vibrant neighborhood. “The Mile” includes 625,000 square feet of commercial space spread across six office buildings and is surrounded by Westbranch Drive, Jones Branch Drive and Westpark Drive. In the midst of this development, the need for living space now seems to be so great that the decision to build terraced houses can be understood as a reflection of market conditions.
Renovation of the former Sheraton Hotel
Another important step in housing development in Tysons is the conversion of the former Sheraton Hotel. This will be converted into a permanent, multi-family housing project that will offer up to 544 apartments. The plan was approved without objection by the Fairfax County Board of Supervisors on Jan. 23. This involves modifying the existing hotel structure to create small studio apartments, which are considered “naturally occurring affordable units,” such as Northern Virginia Magazine reported.
In addition to the living space, the new residential complex will also include 5,000 square feet of retail space. This conversion is part of the already approved Tysons West mixed-use development, located within half a kilometer of Spring Hill Metro station. The new plan for Tysons West also includes reducing the footprint of a previously approved mixed-use building - with reduced residential and retail space to provide more parking.
Mixed-use concepts and urban space
The discussion surrounding housing development in Tysons is also reflected in the broader challenges facing many cities. A lack of space and the need for densification are central issues that cities like Munich have to deal with. Mixed-use properties, which combine different functions in one building, offer creative solutions to urban development issues, particularly when it comes to the attractiveness and sustainability of city districts. Information about relevant concepts can be found at ABES Online be read.
In the case of Tysons, a significant amount of new leisure activities will also be provided. The Mile development will see the creation of a 1,500 square foot recreational facility at Signature Park that will feature athletic facilities. This park will provide approximately 5 acres of urban space that can be used for both recreation and arts promotion.
The planned change in development plans in Tysons makes it clear that the city is responding to the rapid changes in the housing market. The transformation of commercial space into living space makes it clear how flexible the planning approaches are in the region and that not only living space but also the corresponding infrastructure need to be rethought. Tysons shows that innovative and sustainable living concepts are possible even under pressure from market conditions.
