The new Alexisquartier is taking shape in the Neuperlach district of Munich. Today the foundation stone was laid there for an ambitious residential project that will offer more than just four walls. Within this framework, the state housing company BayernHeim is building 347 affordable, barrier-free apartments for singles, couples and families. The tz reports that The Minister for Housing, Construction and Transport, Christian Bernreiter, turned the first sod and officially got the project rolling.
The Alexisquartier will be built on the site of a former gravel works and will include a total of around 1,300 apartments, daycare centers and shops. In addition to the 347 new units that BayernHeim is building, 25 of these apartments will be made available specifically for single parents, while six are planned to be wheelchair accessible. As BayernHeim explains, The living space of around 25,000 square meters is distributed across eleven buildings, including an impressive residential high-rise with 17 floors.
Sustainability in focus
The building project will be built using sustainable wood hybrid construction and meets the energy-related KfW 55 standard. The project thus combines modern living with ecological standards. The heating and hot water supply is provided via a district heating system, which is an environmentally friendly and economical solution. The investment costs amount to an impressive 142 million euros, which underlines the importance of the project for the city of Munich.
Completion is scheduled for the end of 2027 and demand is expected to be high, particularly given the challenges in the Munich housing market. As Municipal reports, The city council is planning to significantly increase the number of rental apartments. The goal is to design 80% of all new apartments as rental apartments in order to create affordable living space for the large number of people moving to Munich.
Growing population, increasing demand
Munich is faced with the challenge of keeping pace with a projected increase of 300,000 new arrivals over the next ten years. Currently around 65% of Munich residents live in rent. In view of rising rents and the constant price increases since the 1990s, the creation of living space, especially low-priced rental apartments, is of central importance.
The Alexisquartier will not only offer new apartments, but also create attractive infrastructure such as parking areas, shopping facilities and daycare centers. The positive development in Munich's housing construction will hopefully continue in order to be able to meet the needs of the population.
The foundation stone for the Alexisquartier not only marks the beginning of a new residential project, but also a small step towards a solution to the urgent housing shortage in Munich.
