The city of Munich is setting sail towards a better housing situation! The groundbreaking ceremony for a new company housing project by Stadtwerke München (SWM) was held in Moosach at a celebratory ceremony today. Among those present were Mayor Dieter Reiter, Dr. Gabriele Jahn, Managing Director of SWM, and Dr. Bernhard Boeck, who heads SWM Immobilien. This new complex includes a total of 249 apartments, which also include a daycare center and a health center. News Munich reports that the symbolic start of construction is an important step in the creation of affordable housing in order to relieve the strained housing market in the Bavarian capital.

The project is being realized using sustainable wood hybrid construction and consists of two eight-story buildings. There is a mixed range of apartments on offer: from 1-room apartments with 33 square meters to 5-room apartments with a size of up to 103 square meters, there is something to suit every need. A total of 16,567 square meters of living space will be created, of which 74 apartments will be freely financed and 175 will be subsidized, for example through the Munich model.

Together for more affordable housing

As part of a new funding program approved by the city council's planning committee, a further 1,000 factory apartments are to be built by 2028. This program specifically refers to housing reserved for workers in essential sectors such as health, transport and public administration. A rent cap of 15 euros per square meter applies to 70% of the apartments being built there, while the remaining 30% are based on the current rent index, which is currently 14.58 euros per square meter. An attempt, so to speak, to slow down the rent spiral in Munich a little, like that South German newspaper informed.

But not everyone agrees with the planned measure: critics fear that the rent cap set is too high. Brigitte Wolf from the Left also expressed concerns that other funding models could be jeopardized by the reallocation of funds. It remains to be seen how the city council will approach this issue.

A comprehensive housing program

Another crucial part of the city's efforts is the housing support program “Living in Munich VII” (WIM VII), which was passed in December 2023. With a budget of 2 billion euros, 2,000 new subsidized and price-reduced apartments are to be built every year. This program aims to meet the daily housing needs in the city, although it recognizes that the discrepancy between the need and supply of affordable housing is only mitigated, but not completely resolved. This shows how big the challenge remains for Munich in the coming years. In addition, the role of cooperatives will be strengthened by reserving 20% ​​to 40% of urban space for them.
