In Berg am Laim, more precisely on the former site of Willy Bogner GmbH, things are about to happen in quick succession: construction work on the Timber Living project, which is geared towards sustainable living concepts, will begin. The project developer UBM, together with the architectural firm Zanderroth from Berlin, has big plans for an area of ​​over 1.2 hectares. Willy Bogner GmbH, which has been active at this location for over 70 years, sold the area to UBM a few years ago for a purchase price of 55 million euros. This marks the beginning of a new chapter on a site that is known to all Munich residents.

The ambitious construction work for Timber Living is scheduled to begin by the end of September 2025 and the first apartments will be available in the third quarter of 2028. A total of 204 condominiums, divided into 1 to 5-room apartments, as well as 60 rental apartments are planned. A notable aspect of the project is the high proportion of residential space: 90 percent of the more than 12,000 square meters of floor space are intended for residential purposes. This not only covers the urban need for living space, but also creates a climate- and environmentally friendly living space.

Nature and sustainability in focus

Timber Living is all about sustainability. The concept envisages the consistent use of photovoltaics and geothermal energy - fossil fuels have no place here. All apartments will be equipped with gardens, loggias or roof terraces, which gives the term “living comfort” a new dimension. The project not only aims to create living space, but also aims to offer a harmonious living environment characterized by inviting green spaces and a courtyard that promotes community.

A barrier-free infrastructure is also essential and is very important here: almost all apartments are barrier-free, which makes accessibility easier for all residents. The planned underground car park offers parking spaces for bicycles and cars as well as e-charging stations and sharing offers, which further supports mobility within the city. A supermarket and a daycare center will also be built at the site to make everyday life easier and to promote the “Munich mix” - the goal of a dense mix of living, working, shopping and leisure, as desired by the city of Munich.
