The real estate business remains lively in Munich. The prices for apartments and houses have risen noticeably since last year and are attracting buyers from all over the surrounding area. Capital reports that the average price for single-family homes even exceeds the one million euro mark. This is a clear sign that the real estate market in the Bavarian capital is still booming.
But what does this mean for everyone who is looking for a home or an apartment? Existing properties are rare and in the outer suburbs they are being asked for at 10,000 euros per square meter. In popular city districts such as Schwabing, Nymphenburg or Neuhausen, prices are not much cheaper. At least there are still relatively attractive offers in the suburbs around Munich. Here, the price per square meter for existing apartments is below the 6,000 euro mark, which is about half as much as in downtown Munich.

Compared to the previous year, when the average price was 8,618 euros, this is an increase of 3.33%. A market analysis by Glaser real estate advice reiterates that property prices in Munich have fallen by around 11% from their peaks in 2023, but are now rising again. The current price for apartments in Munich is an average of 8,000 euros per square meter - compared to 9,000 euros a year ago.
Future developments show that demand remains unbroken. While prices have risen again by 1.5% for apartments and 0.3% for houses as of May 2025, market observers note that real estate prices in Munich have increased by an impressive 135% over the last 15 years, despite the market fluctuations of the last few months.
