In downtown Munich, everything currently revolves around the future of Georg-Kronawitter-Platz. The city of Munich has big plans for the redesign of this central square in the Hackenviertel, which was formerly called Sattlerplatz. After the investors Hirmer and Hammer, who initially wanted to support the project, withdrew, Inka Immobilien GmbH, managed by the Inselkammer family, took over the management in cooperation with the city. The aim is to transform the square into a new, lively old town area. The Süddeutsche Zeitung reports that Accumulata is also assisting as an advisory project developer.
A comprehensive redesign is planned, which not only includes the dismantling of the old city car park on Färbergraben and the former post office building, but also the creation of a green pedestrian zone in the area. Sven Ackermann from Inka emphasizes that the project has by no means fallen asleep and that a solution has been found with the city to initiate the next steps. The developed concept includes, among other things, the construction of three new buildings with a shared underground car park and a public space.
Design and use
The further plans include a new development by Inka, who would like to realize two of the newly planned construction areas themselves. This includes the area of the former parcel and post office bank branch, where a hotel, offices, retail and restaurants are to be built on the ground floor. This not only revitalizes the square, but also greatly enhances the entire surrounding area. A striking solitary building, designed according to the plans of Norman Foster and with a height of around 30 meters, is also to be built. Shops on the ground floor as well as office and catering uses will be accommodated here.
The city is also very interested in connecting Kaufingerstrasse and Sendlinger Strasse via Georg-Kronawitter-Platz. This goal includes planting at least 50 new trees that will transform the square into a green heart of the city center. Mayor Verena Dietl emphasizes the importance of the project for the city center and is committed to creating an urban living space that offers both recreation and commerce. The TZ reports an ambitious schedule that aims to start construction by the beginning of 2027.
Political support and outlook
The projects and their implementation receive broad political support across party lines. This is crucial, especially when it comes to important decisions such as exchanging property. The city has extended the lease for the parking garage until the end of 2026, meaning that demolition of the old building could begin after this deadline. The existing parking garage will be moved underground, although this will mean fewer parking spaces.
But it's not just the immediate residents who benefit from this development. The Werkstadt Munich platform, which is committed to urban development and improving the quality of life in the city, will also support this project. With a focus on preserving green spaces and creating living space, the joint efforts are aimed at finding creative and sustainable solutions to Munich's urban challenges.
